Addressing the most frequently asked questions helps create a seamless experience for current and potential residents at The Preserve at Pintail Ponds. By providing timely and clear information, residents can easily find answers to common queries, ensuring a stress-free living environment.

The application fee is $45 and is non-refundable. This fee covers the cost of processing your rental application, including background and credit checks. The application fee must be paid at the time you submit your application, and it cannot be refunded regardless of the outcome of the screening process.

The admin fee is $100 per apartment.

  • The admin fee is $100 per apartment. It is refundable if the application is denied; if approved the application fee goes toward administrative costs and is non-refundable.

To be considered for residency, applicants must:

  • Be at least 18 years old.
  • Have a Social Security number (or a co-signer/guarantor with one).
  • Meet income, credit, criminal, and rental history screening criteria.
  • Total gross income must be at least 2.5 times the rent.
  • All income sources must be verifiable.
  • Equity and assets may be considered if income is below the threshold.
  • Credit history with late payments, liens, judgments, bankruptcies, charge-offs, or accounts closed by creditors may result in denial.
  • Applicants with 3+ NSF checks may be denied.
  • Unpaid collections/judgments may result in denial (extenuating medical or catastrophe-related circumstances may be considered).
  • Bankruptcy cases will be evaluated individually.
  • Accepted applicants with extenuating circumstances may need to pay an additional security deposit (minimum 1 month’s rent) or have a co-signer.
  • Felony convictions within the past 7 years old, may be reviewed on an individual basis.
  • Gross misdemeanors within the past 3 years, two DUIs in 1 year, assault/drug-related misdemeanors, or a history of criminal convictions may result in denial.
  • Active charges for disqualifying offenses will result in denial.
  • This list is not exhaustive—please contact management for the full screening criteria.
  • Evictions or foreclosures may result in denial.
  • Must provide verifiable housing history for the past 10 years or last 3 residences (whichever is longer).
  • 3+ late rent or mortgage payments in 1 year may lead to denial.
  • Negative rental references (lease violations, disturbances, property damage, unpaid rent, etc.) may result in denial.
  • Owing money to a current or previous landlord may result in denial.
  • Previous tenants whose lease was terminated or non-renewed may be denied.
  • 1 Bedroom: Max 3 people
  • 2 Bedroom: Max 5 people
  • 3 Bedroom: Max 7 people
  • Providing false, misrepresented, or omitted information will result in automatic denial.
  • We comply with federal, state, and local Fair Housing, Civil Rights, and Equal Opportunity Laws.

A professional and respectful relationship is expected between tenants and management.
We reserve the right to deny applicants who exhibit:

  • Disrespectful, argumentative, or aggressive behavior.
  • Threats, swearing, intoxication, or disruptive actions during the application process.

The security deposit is $500.

  • If you are conditionally approved, then a co-signer or higher deposit may be required.
  • Deposit due upon approval. If you back out prior to lease signing, $200 becomes non-refundable.

Yes, up to 2 pets per apartment.

  • Weight Limit: 45 lbs per pet
  • Deposit: $150 per pet
  • Admin Fee: $150 per pet, non-refundable
  • Monthly Pet Rent: $30 per pet
  • All dogs must register for Poo Prints upon move-in
  • Breed Restrictions- Yes, call for policy.
Yes, we have detached garages. Please contact us for pricing and availability.
Heat is included in the rent. Tenants are responsible for all other utilities.
There is a $75 premium per month for move-outs during the months of December-February.
